Top landlords control 80 percent of rentals

The landlord with the greatest number of rental units in River Falls is Wisota LLC, which controls 154 units in the Riverplace Apartments and Riverside Apartments. In all city records show that there are about 780 rental housing units in River Falls.

Wisota LLC is a limited liability corporation with its principal office in Minneapolis, according to the Wisconsin Department of Financial Institutions.

In all, the Top 10 landlords control about 80 percent of rental housing in River Falls.

Wisota LLC also ranks at the top in terms of the total fair market value of its properties. The apartment complexes the corporation owns are worth a combine $7,183,000, according to Pierce County property tax records.

Eight out of the 10 top owners have most of their properties either near Main Street or Cascade Avenue, which one could assume to be prime rental real estate in a college town that has the campus on Cascade Avenue and is closely connected with Main Street.

Two exceptions are Wisota LLC’s Riverside Apartments, which are on Riverside Drive next to the McDonald’s restaurant on the north side of River Falls, and Premiere Real Estate Management’s Village Park Apartments at the corner of Cemetery Road and Wasson Lane on the south side of town near the River Falls High School.
